Getting ready to sell, you need to prepare your property to make it easier for potential Buyers to imagine how they might fit into your living space. Professional Stagers charge between $3,000 and $5,000 to “ stage “ your home. This charge is paid from your proceeds at closing but, you can save money and make your home visibly more attractive following these steps.

  • Clean up the clutter by remove all personal items (as well as valuables like jewelry, religious items and memorabilia).

  • Take down all family photos - they just distract Buyers. It’s also good preparation for the day you need to pack up and move out.

  • Clean up the big collection areas.

  • Strip the photos off the refrigerator and make sure all countertops are empty. This includes cleaning supplies, cosmetics, and appliances. Spotless and and clutter-free is the goal for high interest areas like kitchens, bathrooms, offices, and playrooms.

Room by Room

  • A dirty house puts Buyers off. They can’t imagine living here if the house is not ready for prime time: this includes unmade beds. Never leave the house with an unmade bed in case a showing occurs while you are away. A good investment is hiring a professional cleaning crew. They can make your home sparkle in less than a day.

Curb Appeal

  • This says it all. The exterior of your home needs to be inviting. Take care of all the obvious:

  • Mow the lawn, pick up the trash, have living plants and mulch the flower beds. More sales are lost by bad curb appeal. With low curb appeals the buyers are leaving when they have just arrived.
